The Property Storyteller: Turn RPR History Into a Buyer-Ready Narrative

By Yvonne Boustany · August 8, 2026 · The Prompted Agent · How we rate

RPR's property history is gold: sale dates, price changes, ownership transfers. But it reads like a tax filing, and buyers don't make decisions from tax filings. They make decisions from stories. Here's the prompt that converts one into the other without crossing into fiction.

The prompt

Analyze this property's history: [PASTE RPR PROPERTY HISTORY TEXT] Summarize the sale dates, price changes, and ownership transfers into a 3-bullet narrative I can use to explain the home's value story to a buyer. Keep the tone professional and strictly factual. No speculation, no embellishment, nothing the records don't support.

Why it works

The call: USE IT

Use it for buyer consults, showing prep, and listing presentations where the home's history is a selling point: long ownership, steady appreciation, meaningful renovations.

The Fine Print: The narrative describes the property, never the people. If the AI's output mentions who the neighbors are, who's moving in, or who the home would "suit," delete it. That's Fair Housing territory, and it volunteers itself more often than you'd think.
BEFORE YOUR NEXT SHOWING (10 min)
  • Pull the RPR property history for one active listing or showing.
  • Copy the prompt above, paste the history in, and run it in ChatGPT or Claude.
  • Read the three bullets out loud once. Delete anything about people rather than the property.

Skip this if: you don't have RPR access. The same prompt works with any property-history printout from your MLS.

Credit where due: Built on RPR’s property-history guidance: RPR: Before They Decide, Show Them the Full Property Story. We read it, tested it, and translated it for working agents. The original has the full details.
